Locate this room above the subway station

The discrepancy has already begun.....

The room is a room in an apartment building built decades ago. I didn’t know what was inside the room, but the appearance of the apartment was shabby. Therefore, it can be imagined that the interior of the vacant room is similar to the exterior.
The rent for the room is not high. But I think the price doesn’t suit the shabby appearance of that building.

Why isn’t it easy to explain things?

What a certain thing is is self-evident to those who speak it, but not to those who receive an explanation about it.
The most typical discrepancy is that a single concept is explained and taken as a generic term.

Housing brokers have repeatedly emphasized that the apartments are located above subway stations.
But on a rainy day, wouldn’t I need an umbrella after getting off the subway?
In the first place, if people live right above the subway, don’t they suffer from noise? Of course, she says nothing about noise.
Nobody wants to hear the squeaking noise of metal wheels all day long. In addition, I think that the area around the apartment building is noisy all day due to the traffic of passengers.

How is the explained thing understood?
The person receiving the explanation cannot understand a single concept. Because the only one who knows a single concept is the one who explains it.
You explain something. Someone understands it as a generic term. The discrepancy has already begun.
